( omg ) after photos

It turns out photography is not my talent.  Bummer.   These are some of the "after" photos of the condominium I posted last week.  ( You can see them here )  The condo is approximately 1200 square feet, 2 bedroom, 1.5 bath.  The entire space was gutted, many walls down to the studs.  The client plans on using this property as a "flip".  Once the market rebounds a bit more, it will be sold.

In the kitchen, we removed the soffits, relocated the exposed electrical panel to the laundry closet, added architectural and decorative lighting with a dimming control system by Lutron, and ripped all of the old cabinetry, flooring and countertops out and replaced and reconfigured with new.  To get some additional light into the space, and to have a view into the living room, we placed a square opening above the sink.  It was cost prohibitive to go any larger, as the second floor plumbing was running down the wall in this area - we got it as big as we could!

 

 

Because the budget was tight and big ticket items - such as a new relocated furnace, AC unit and bath remodel -  were of high importance, we tried to mix cost effective cabinetry and flooring with a durable and gorgeous Caesarstone quartz solid surface.  We wanted an indestructible floor, and opted for a bamboo plank in a dramatically dark finish.  If you think the cabinetry looks like it was expensive, it wasn't.  If you thought it was IKEA - well, you are right!  

 

 

For now, the dining area is fitted with a small West Elm dining table and chairs available at Target.  A few inexpensive graphics and a pendant complete the small dining space.  The client chose an upgraded, functional vertical window covering - not a favorite of many people, but well within the budget.

 

 

In the bath we removed the wall and door that led to the toilet and shower, demo'ed a small closet that housed the furnace and relocated a new high efficiency model in its place to the attic.  We gained quite a bit more space than is obvious in my ( crappy ) photos!  We spent a bit more on Porcelanosa  floor and wall tiles, and balanced them with a new vanity system that ( I think ) has a high end contemporary look for a fraction of the price.  Yes, IKEA.  The Purist suite of Kohler faucets and valves were a splurge.  The wall tile has a small detail that is difficult to see - we placed a chrome strip 48" above the floor and wrapped it around all of the tiled walls - a small detail that looks great in person.  We framed out and installed the mirror in the same manner.  Oh.  It is quite bright, but I photographed it with all of the lighting dimmed.  

As other rooms are accessorized, I hope to add more.  Maybe my photography skills will improve by then.

( omg ) before photos

We did a tightly budgeted remodel of a small condominium in Costa Mesa last year, and while it doesn't warrant professional photography ( yet ), I wanted to give a sense of what even a moderate budget can accomplish when a new homeowner is faced with this sort of mess.  It was really awful, and smelled even worse!  No, seriously.  It was worse than you can imagine.  The photos below are from the previous owner's time in the space - this is not the way the client lives!

Come back next week for the "after" photos of the kitchen + baths.  They turned out rather nicely.

( oddly ) amused

I am not sure why, but over the last several days I have seen a SIGNIFICANT uptick in the number of unique visitors to my site - daily.  I wish I had more original, witty, mundane, or useful information for all of you, but judging by the posts that have seen a lot of activity, I may have a few new items of interest ( ? ) fairly soon.  

Too bad it wasn't HGTV casting producers scoping me out ( again ) for the next season of Design Star.  That ship, it seems, has already sailed for me.  I am too old and boring ( apparently ), although my students would beg to differ.  

I am so excited about the new opportunities and endeavors we are going to be undertaking this new year.  I hope that some of you will check back and see what we are up to as the weeks and months pass.
